From 15 January 2026, new New Zealand building rules allow many granny flats up to 70m² to be built without a formal building consent.

To qualify, the granny flat must:

• Be a new, single-storey, standalone dwelling up to 70m²
• Follow a simple design that meets the NZ Building Code
• Be built or supervised by licensed building professionals
• Notify local council before starting and provide documentation after

Please Note: Although building consent is not required under this exemption, full Building Code compliance is still mandatory. Local planning rules, setbacks, services connections, and development contributions may still apply. Homeowners should always check council requirements before building.
